The Mutual Gardner Property Solutions is working with Lurra Capital as their local development partner to help revive the heart of Cape Town. The existing Old Mutual building is a testament to a bygone era. Insular, uninviting, and dismissive of its surroundings, this concrete landmark remains true to its ideological heritage with an almost stoic resilience. The public domain is kept at arm’s length, interaction with its surroundings is slim, and the urban environment within which it is positioned knows not of what life exists in its presence. A transformation is required, an urban revival. This is the aim of The Mutual. Revival through transformation: the transformation of the facades, of the spaces within, of the personable and visible experience. The existing solid concrete facade walls are transformed into terraced glass facades and inviting shopfronts that enable public accessibility and visibility. Pedestrians will be able to see the life inside, enticing them, and welcoming them with open arms. The insular spaces at street levels, above and below, are transformed into open, energetic, functional retail spaces that allow public interaction within and around the building. The Fynbos

The Fynbos The Fynbos will be the first biophilic development in Africa. It is named after a distinctive type of vegetation found only on the southern tip of Africa. Gardner Property Solutions is working with Lurra Capital as their local development partner to launch The Fynbos. The design was carried out by TwentyEightZeroTwo in partnership with botanists, landscapers and sustainability experts to enable increased synergy with the natural environment through the use of plants, trees and sustainable materials. The proposed 288,620ft2 building, which would include 17,000ft2 of retail space, forms an internal street along with 689 apartments spread over 24 floors. The apartments are scaled and priced to appeal to a diverse audience, ranging from luxury studios to 1- and 2-bedroom apartments from 260ft2 – 900ft2 in area. The development aims to exemplify clean living at its finest and benefits from innovative and internationally accredited urban sustainability features, including extensive use of diverse plants, renewable energy, best practice design mixing the highest standard with green credentials and a ‘smart’ building in terms of its exterior layering. Portswood Square While still MD of Stocks & Stocks Properties, Neil Gardner was part of os the Portswood Square development project. It was an 18,000m2 mixed use development by Stocks & Stocks Properties, comprising two hotels, offices and parking into the V&A Waterfront. The land price was by way of a swap of 900 parking bays for the 18,000m2 of developable bulk. On completion, Stocks kept the two hotels, the Portswood and the Commodore, and sold the offices and the remaining parking to the Transnet Pension Fund. Nelson Mandela Square One of the largest open public spaces in the country, Nelson Mandela Square is the result of long development process. The 56,000m2 mixed use development by Stocks & Stocks Properties was for co-owners, Stocks & Stocks Limited, the Transnet Pension Fund and the Sandton City consortium (Liberty Life and Pareto). Linked by a retail-lined bridge to Sandton City, this development effectively increased Sandton City’s rentable area by 50% and provided an open-air meeting and dining are above a multi-level basement parking garage. Gateway Theatre of Shopping

Gateway Theatre of Shopping Developed by Old Mutual Property, Gateway Theatre of Shopping has become a landmark shopping mall. It opened in 2011. Post opening, Neil Gardner led the development team, who broadened Gateway’s retail appeal with the addition of a City Lodge hotel and a Virgin Active gym. Until recently, it was the biggest mall in Africa. The construction and opening of Gateway Theatre of Shopping has also been the driving force for many new developments in the area. Originally a sugar cane plantation, the establishment of Gateway on the site has led to the development of a new town centre and both commercial and residential developments within the region.
