Our role is to help you achieve success in property. We do this by knowing the market, understanding your needs and goals and fine-tuning our innovative, agile approach accordingly.
Gardner Property Solutions covers all major South African metropolitan areas. We gather market intelligence by constantly monitoring property market trends, including supply and demand in all sectors. We undertake proprietary research, and maintain databases of South African retailers and their expansion and contraction plans; of office tenants in Cape Town including staff numbers, rentable areas occupied and lease expiry dates; and of high net-worth investors, private client investors, institutional investors and listed REITS.
We turn property data into market knowledge which means that we develop property to maximise its potential and meet market needs.
GPS facilitates a range of development projects. In the complex and continually changing development environment, we undertake land sourcing, site assemblies and rezoning applications. This includes feasibility studies, due diligence reports and scenario-planning, plus negotiation with local authorities and the preparation of development proposals using our experienced and professional teams.
Because our company has a thorough understanding of the Urban Development Zones (UDZ) benefits in all major metropolitan areas, we can take full advantage of this opportunity on behalf of our clients.
We also source and match private clients, institutional investors and REITS as investors in our development projects.
Using our industry knowledge and network, our aim is to help clients navigate around the hurdles that can block, delay and frustrate development projects.
We develop for long-term investment, and add value at every step along the way of the development process. From professional team selection, site selection, defining the brief, and design management, to cost and time management, quality control and post-contract procedures, we handle the complete and comprehensive overview of the property development process.
To date, our shareholders have been involved in the development of shopping malls, hotels and major constructions like Cape Town’s tallest building, the R1.6bn Portside for Old Mutual/FNB/RMB.
Another project while at Old Mutual, the conversion of Mutual Heights, the iconic 67-year-old office building, into an exclusive 178-apartment block, is credited as the catalyst that sparked the much-needed rejuvenation of major South African city centres.
Green Building Consulting
Green building elements aim to limit the impact buildings have on the environment. GPS consults and provides technical assistance on energy reduction and efficiency, the use of natural and recycled materials and community design. Our innovative services provide comprehensive solutions to the building make-up in an effort to improve comfort, safety, indoor air quality and energy efficiency. We can also advise on sustainable practices during the construction phase.
Our expertise spans all phases of a project from conceptual design through construction to project hand-over. Ongoing assessment from construction phase to completion can result in a recognised Green Star building rating from Green Building Council South Africa (GBCSA)
GPS provides project management, in a joint venture with Conscious Property Solutions.
Our managment team is productive from day one and are well-versed in the application of project management methodologies with access to all our industry best practice processes. They bring with them a wealth of knowledge and expertise to any project they tackle.
Projects undertaken in the past by members of the GPS project management team include Mutual Heights, Cartwright’s Corner, and the Mutual Park Head Office refurbishment for Old Mutual, as well as The Orangerie for CPOA and Tokai Junction for SA Retail.
With many years of property management experience at an institutional level behind them, GPS are well-positioned to efficiently and effectively manage your property.
Our established database of prospective tenants, active presence in the leasing market, marketing strategies and strong relationships with building owners and property funds give us an advantage. We find the right tenants and tenant mix.
We maximise income through focused day-to-day management of the physical properties, which has a direct effect on the investment performance of the portfolio. Our track record and professional approach to property management places us in an ideal position to deliver exceptional results with lower risk to the client.
We also know that regular communication is key to successful property and asset management.
We seek out investment opportunities – as green field and brown field projects – and identify any incentives and propositions that can be exploited to achieve a successful project.
We tailor the project to our clients’ specific goals, whether short-term capital gain or long-term rental income, or a combination of both, based on market-sourced data and projections to ensure our clients get the return they want.
We facilitate discussions with commercial banks or other financing institutions to raise project debt finance to leverage capital gain and minimise equity requirements. As each client’s tax situation is different – we service REITS companies and private investors – we work with external specialists to identify the best tax solution for a client’s project.
